Does the VA Require a Home Inspection?
Generally, no.
The VA does not generally require a buyer to obtain a home inspection as a condition of getting a VA loan.
But that doesn't mean the VA doesn't care about the condition of the property.
The VA requires the property to meet certain Minimum Property Requirements (MPRs).
These requirements are intended to make sure the home is:
✔️ Safe✔️ Structurally sound✔️ Sanitary✔️ Suitable for residential use
The VA appraisal is used in part to determine whether the property meets those requirements.
But here's the important distinction:
A VA appraisal is not a substitute for a home inspection.

🔎 VA Appraisal vs. Home Inspection
This is one of the biggest things I want veterans to understand.
VA Appraisal
The VA appraisal primarily helps determine:
The market value of the property
Whether the property meets applicable VA Minimum Property Requirements
Whether the property is acceptable collateral for the VA loan
Home Inspection
A home inspection is much more focused on helping the buyer understand the condition of the property.
The inspector may identify issues that aren't necessarily part of the VA appraisal process.
Think of it this way:
VA appraisal:"Is this property worth the purchase price and does it meet VA requirements?"
Home inspection:"What am I actually buying, and what problems should I know about?"
You want both perspectives.

⚠️ Why Should a Veteran Get a Home Inspection?
Imagine you're buying a home and the VA appraisal comes back with an acceptable value.
You might think:
“Great! The house is good to go.”
But an appraisal doesn't mean the home is problem-free.
An inspector could discover:
An aging roof
A leaking water heater
Electrical problems
Plumbing issues
Poor drainage
Signs of water intrusion
Structural concerns
HVAC problems
Safety issues
Some of these issues may not affect the VA appraisal in the same way they could affect your decision to purchase the home.
That's why a professional inspection can be such a valuable investment.

💰 How Much Does a Home Inspection Cost?
Inspection costs vary depending on factors such as:
Location
Size of the home
Age of the property
Type of property
Additional inspections requested
Your real estate agent or lender can help you understand what inspections may be appropriate for the property you're considering.
While paying for an inspection may feel like another expense during the home-buying process, it can potentially save you from discovering an expensive problem after you own the house.

🧪 Are Additional Inspections Necessary?
Sometimes a general home inspection isn't enough.
Depending on the property, you may want to consider additional inspections or testing.
Examples could include:
💧 Water Testing
Especially important when purchasing a property with a private well.
🚽 Septic Inspection
If the property has a private septic system, a septic evaluation may be appropriate.
🏠 Radon Testing
Radon can be a concern in many areas, including New Hampshire.
🐜 Pest Inspection
Depending on the property and location, additional pest inspections may be recommended.
🔥 Chimney Inspection
Older homes or properties with fireplaces may benefit from a more specialized chimney inspection.
Your inspector and real estate professional can help you determine which additional inspections make sense for the property.

🛠️ What Happens If the Inspection Finds Problems?
Don't panic.
Finding problems during an inspection doesn't automatically mean you have to walk away from the house.
Depending on the purchase agreement and circumstances, your options could include:
Asking the seller to make repairs
Negotiating a credit where permitted
Negotiating a change in the purchase price
Accepting the property as-is
Asking for additional inspections
Terminating the transaction if your contract allows it
Your specific options depend on the terms of your purchase agreement and applicable laws.
This is why having a knowledgeable real estate professional representing you is so important.

What If the VA Appraiser Finds a Problem?
This is a little different.
If the VA appraisal identifies a condition that does not meet applicable VA Minimum Property Requirements, the issue may need to be addressed before the VA loan can move forward.
For example, certain safety, structural, or habitability concerns could potentially become an issue.
The appraiser may require repairs or further evaluation before the property can meet the VA's requirements.
That's different from your private home inspector finding something that simply concerns you as the buyer.

🚨 Don't Waive an Inspection Just Because You're Using a VA Loan
You may hear someone say:
“You don't need an inspection because it's a VA loan.”
That's not a good way to think about it.
The VA appraisal is not a complete examination of the home's condition.
A professional home inspection gives you additional information that can help you make an informed decision about what may be one of the largest purchases you'll ever make.
Your VA benefit can help you purchase a home with significant advantages.
Protecting yourself during the purchase process is just as important.

If you're buying a home with a VA loan, remember:
VA Appraisal ≠ Home Inspection
The VA appraisal helps determine whether the property meets VA requirements and supports the loan.
The home inspection helps you understand the condition of the property.
They're two different things—and both can play an important role in the home-buying process.
If you're a veteran considering buying a home, talk with your lender and real estate professional about inspections before you make an offer.
Understanding the process ahead of time can help you feel much more confident when it's time to make an offer.
