As a fellow veteran and New Hampshire REALTOR®, I see a lot of vets who don’t fully understand how powerful this benefit really is—or they’ve heard myths that keep them from using it. My goal with this post is to break it down in plain language so you can feel more confident taking your next step.


So, what is a VA loan?


A VA loan is a home loan that’s backed by the U.S. Department of Veterans Affairs. You still work with a regular lender, but the VA guarantees part of the loan, which gives you access to some big advantages.


In simple terms, a VA loan is designed to help eligible veterans, active-duty service members, and some surviving spouses buy a home with less money up front and more flexible terms.


Here are a few of the key benefits:

  • Often no down payment required

  • No private mortgage insurance (PMI)

  • Competitive interest rates

  • More flexible guidelines than some other loan types


For many veterans, this can be the difference between “maybe someday” and actually owning a home.


Who can use a VA loan?


Eligibility can feel like alphabet soup, but here’s the short version.


You may qualify if you are:

  • A veteran with qualifying service

  • An active-duty service member

  • A member of the National Guard or Reserves (with certain service requirements)

  • A surviving spouse in specific situations


To use a VA loan, your lender will help you get a Certificate of Eligibility (COE). This is basically the VA’s way of confirming that you qualify for the benefit. It sounds formal, but a good VA-experienced lender can usually pull this for you pretty quickly.

I hear a lot of the same worries from veterans. Let’s clear up a few of the big ones:


Myth 1: “Sellers don’t like VA loans.”

Truth: With the right offer and a good agent, VA buyers can absolutely compete. Many sellers care more about the strength of the offer and the timeline than the specific loan type.


Myth 2: “You can only use a VA loan once.”

Truth: In many cases, you can use your VA loan benefit more than once, and sometimes even restore it after selling a home. It’s not always a “one and done” situation.


Myth 3: “VA loans always take longer and are a hassle.”

Truth: With a lender and agent who understand VA loans, the process can move on a very similar timeline to other loan types. The key is working with people who know what they’re doing.
